PDSI designed the 3 bedroom Second dwelling unit or ADU in Tottenham, ON. The design was successfully approved from the Town of New Tecumseth and got constructed by in-house contractor. The customer is enjoying his new spacious suite.
PDSI measured and designed the 4 bedroom house in Tottenham, ON. The design was successfully approved from the customer and the Basement appartmet permit in brampton application is under review in the Town of New Tecumseth. Apart from structural Legal basement drawings in Caledon, PDSI also provided 3D rendering of the new house for customer review which was highly appreciated by the kids of the client.
This is the interior 3D rendering of the proposed Legal basement renovation in Mississuaga. We created this rendering for providing clear scope of work. We maintained detailed level of accuracy while providing our services which delighted the client and his family members especially his young kids.
We designed this 3 bedroom additional dwelling unit with separate entrance for one of our clients in City of Niagara Falls, ON. The house is less than 5 year old due to which the Part 9 (OBC) is applicable on it. The windows in the living room are to be enlarged as per 10% of the floor area, whereas in the bedrooms it will be 5%. Also, per Part 9 (OBC), the fire separation required is 45 mins with STC of min. 50. The customer has already received the Basement Permit Cost and is on the way to get this beautiful basement constructed for himself.
We designed this 2 bedroom additional dwelling unit for one of our clients in City of Brampton, ON. The house is more than 5 year old due to which the Part 11 (OBC) is applicable on it. The windows in the living room are to be enlarged as per 5% of the floor area, whereas in the bedrooms it will be 2.5%. Also, per Part 11 (OBC), the fire separation required is 30 mins with option of having STC of min. 50. The customer has already received the Basement Building Permit and is on the way to get this beautiful basement constructed for renting.

Usually 10 business days are for our initial design review from the day we aim for site measurement. This also depends on the project scope of work.
The turnaround time varies depending on the scope and complexity of the project, but we work efficiently to meet our clients' deadlines. Our Professional Engineers and Arhitects will take between 5 to 10 extra business days to finalize the drawings for permit submission. This timeline is dependent on the project scope of work and for reference only.
The timeline for the design review process depends on how busy the city/ municipality is. As per law, the city has to respond in 10 business days to approve and accept the permit. In case if the city has further queries, they will approach PDSI in 10 business days. We tend to sort the issues on priority.
Usually, it will take 2 to 6 weeks. The timeline mentioned is for reference only. This depends on the city schedule and workload. However, our team will follow up with the city consistently and ensure the project is on track.
